GREENSBORO, N.C. — The changing landscape on Fleming Road in northwest Greensboro is evident just about everywhere you look.
"The neighborhood has changed a lot. The traffic has increased dramatically with ongoing development," said long-time resident Timothy DaVane. "You see animals running out from different areas because they have nowhere to go."
And that's expected to continue.
Well-known developer Roy Carroll wants to build a development on Fleming Road near Horse Pen Creek, turning 62 acres into more than 750 apartments and townhomes.
DaVane said he's optimistic about the planned growth.
"Development must come nothing is going to stay the same. I'm cautiously optimistic. The developer in question they've been responsible in the past as far as the projects they've been involved with," DaVane said. "I hope that continues we'd like to be a good neighbor."
Carroll already owns the land and plans to name the residential area the Madison on Fleming Road.
The city has approved the rezoning and site plans are in the works.
Broker Ashauna Harris said the city needs more rental options.
"There are great opportunities for homes in Greensboro. The rental market is booming more than housing because there are not enough rental properties," Harris said. "There are not enough apartments or townhouses for people who are not yet ready to buy."
Carroll's planned $210 million investment will be a multi-family community, rather than single-family homes.
"The need is immense. When a new rental property becomes available there are so many people who are interested," Harris said. "You can have many more applicants than you can consider."
If site plans are approved management tells us they hope to begin phase one of the project next summer with a full completion in 2027.
